Borrowing and property

Borrowing tools assume a constant rate and equal monthly payments. The mortgage calculator includes entered fees and supports interest-only estimates, which leave capital to repay separately. The loan calculator excludes fees. Neither models rate changes, overpayments or lender eligibility checks. Stamp Duty Land Tax estimates cover the specific England and Northern Ireland scenarios stated on the tool. Scotland and Wales have different property taxes.

Tax and student loans

Tax-year labels matter. Income Tax estimates do not include all payslip deductions or individual reliefs. Student loan calculations assume the stated repayment plan and pay pattern. Verify actual liabilities and deductions with HMRC, the Student Loans Company or a suitably qualified adviser.

Savings, investments and pensions

Growth illustrations use a constant assumed rate and do not predict future performance. They exclude inflation, fees and relevant taxes as stated on each tool. Investments can lose value. Pension illustrations are not a retirement income quote and exclude the State Pension.
