How this is calculated

For UK-resident individuals buying a single freehold residential property in England or Northern Ireland. Includes standard rates, eligible first-time buyer relief and the additional-property surcharge. Excludes non-resident surcharges, leasehold rent, shared ownership, linked purchases and other special cases. Scotland and Wales have different property taxes.

Calculation method

SDLT = sum of each taxable slice of the price × its applicable rate

Standard rates apply progressively: 0% to £125,000, then 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above. Eligible first-time buyers pay 0% to £300,000 and 5% on the remainder up to £500,000; above that purchase price, standard rates apply. Additional-property purchases of at least £40,000 add five percentage points.

Worked example

At standard rates, a £295,000 purchase incurs £4,750: £0 on the first £125,000, £2,500 on the next £125,000 and £2,250 on the remaining £45,000. An eligible first-time buyer pays £0 on a £295,000 purchase.

Common questions

Does this work for Scotland or Wales?

No. Scotland uses Land and Buildings Transaction Tax and Wales uses Land Transaction Tax. Use the relevant official calculator for those jurisdictions.

Am I automatically a first-time buyer if I do not currently own a home?

No. Relief has eligibility conditions, including conditions for everyone buying together. Check HMRC’s first-time buyer guidance before selecting relief.

Does it include the non-UK-resident surcharge?

No. The calculation assumes UK-resident individual buyers and excludes non-resident surcharges and special transactions. See the official source for your circumstances.
